Dubai’s real estate market is tightening oversight of online property listings as property portals and government authorities move to make advertisements more secure, transparent and reliable. The measures are aimed at curbing duplicate, unauthorised, fake and outdated listings while also protecting the work and rights of real estate agents who publish legitimate property advertisements.
Bayut clarified its rules in 2026 regarding duplicate listings for the same property. According to the portal, Dubai Land Department permit numbers and other key property details can be used to identify matching or repeated listings. Listings classified as duplicates may lose access to certain additional features, incur extra credit charges and, in some cases, be removed from the platform.
Bayut also has a complaint mechanism for agents or agencies holding exclusive marketing rights to a property when another agency publishes the same listing. In such cases, the affected party can submit supporting documents to raise a complaint. The portal also operates its “First to Bayut” initiative, which recognises eligible listings that are published first and meet specified conditions, helping reward agents who bring verified properties to the market promptly.
The Dubai Land Department, meanwhile, has established a formal regulatory system for real estate advertising. Under the Trakheesi system, permits are required for property advertisements, while the Madmoun service uses QR codes linked to approved listings. Buyers and investors can scan the code to verify the advertisement’s permit and legal status.
The department is also using artificial intelligence to strengthen oversight. According to DLD figures, by April 2025 its AI-based monitoring system had reviewed more than 279,000 advertisements across major property portals, while automated amendments were made to around 29 per cent of monitored listings.
Property Finder said in November 2025 that its Dubai listings had achieved full compliance with Dubai Land Department requirements. Its platform incorporates Trakheesi permits and QR codes, while artificial intelligence is also used to identify duplicate or potentially misleading advertisements.
However, in July 2026, some real estate industry stakeholders called for even stricter scrutiny of listings marked as “verified”. They argued that a verification badge alone should not be sufficient and that the information contained in each listing should fully match the details recorded in the official permit.
The tighter controls are expected to give greater protection to agents producing legitimate listings while reducing the number of fake, duplicated or conflicting advertisements seen by buyers and investors.
Overall, Dubai’s online property market is increasingly shifting away from the volume of listings towards greater emphasis on accurate, current, authorised and verifiable property information.
