London | ReNews International Desk News
Asking prices for newly listed homes in Britain recorded their biggest August decline in eight years as higher mortgage rates, increased housing supply and the traditional summer slowdown put pressure on sellers.
Average asking prices fell 2% during the four weeks to August 8, according to property website Rightmove. The decline was considerably steeper than the average August fall of 1.3% recorded over the past decade and was the largest for the month since 2018.
The latest figures indicate that Britain's housing market remains under pressure despite some improvement in buyer activity following Prime Minister Andy Burnham taking office on July 20.
Rightmove said the number of homes available for sale has reached its highest level in 12 years. Greater choice for buyers is increasing competition among sellers, making realistic pricing increasingly important for homeowners seeking to secure a sale.
The weakness was also evident on an annual basis. Average asking prices were 1% lower than a year earlier, representing the largest year-on-year decline since December 2023.
London experienced the most pronounced decline among the markets covered by the survey, with asking prices falling 3.1% compared with a year earlier. The picture was not uniform across Britain, however, as parts of northern England continued to record price increases.
Buyer interest has shown some improvement in recent weeks. Rightmove reported that buyer demand had increased 5% since Burnham became prime minister on July 20. Despite that pickup, demand remained 10% below the level recorded a year earlier, highlighting the continuing challenges facing the housing market.
Mortgage costs are one of the main pressures on prospective buyers. The average rate on a two-year fixed mortgage increased to 5.09%, compared with 4.92% a month earlier. Higher borrowing costs reduce purchasing power and can make it more difficult for buyers to meet affordability requirements.
The combination of elevated mortgage rates and abundant housing supply has also caused Rightmove to significantly revise its expectations for the remainder of the year.
The property website had previously forecast that asking prices would increase by 2% during 2026. It now expects prices to finish the year either broadly unchanged or as much as 2% lower.
Rightmove identified geopolitical uncertainty, higher mortgage rates and potential measures in the government's October budget as important risks that could influence the market during the remainder of 2026.
The growing stock of properties for sale could also continue to give buyers greater negotiating power. With more homes competing for a smaller pool of prospective purchasers than a year ago, sellers may have to adjust their price expectations to attract offers.
The regional divergence remains another important feature of Britain's property market. While London is experiencing comparatively sharp price declines, stronger performance in parts of northern England suggests that affordability, local demand and supply conditions are producing markedly different outcomes across the country.
The latest figures are based on asking prices rather than completed transaction prices, meaning they reflect the prices sellers initially seek when bringing properties to market. Nevertheless, asking-price trends can provide an early indication of changing seller confidence and broader housing-market conditions.
Rightmove's survey covered properties put up for sale between July 12 and August 8, 2026.
