Karachi | ReNews Pakistan ABS Developers has opened bookings for Burj Quaid, an 82 storey, 941 foot mixed use development in DHA City Karachi featuring residential apartments, corporate offices and retail spaces. A formal agreement between DHA City Karachi and ABS Developers for the project was signed in May 2026, with a reported development timeline of approximately six years. According to the developer’s current official payment schedule, residential apartments are priced from Rs 26,999 per square foot. A 660 square foot one bedroom apartment is listed at approximately Rs 17.82 million, with a down payment of Rs 2.70 million, followed by 23 quarterly instalments and a final payment at handover. A 5,315 square foot four bedroom apartment is listed at approximately Rs 143.50 million, with a down payment of Rs 21.50 million. The current official schedule states that the instalment plan starts from October 2026. Corporate offices within Burj Quaid are priced at Rs 55,000 per square foot. A 400 square foot office is listed at Rs 22 million, while a 1,000 square foot office is priced at Rs55 million. The current payment schedule also applies location and category premiums, with an additional 10% charge for a single category, 15% for a double category and 20% for a triple category. Categories include corner, boulevard facing and west open positions. According to ABS Developers, apartments will be handed over with significant interior finishes rather than as bare shell units. These include floor tiles, wall paint, doors, bedroom wardrobes, kitchen cabinets, countertops, sanitary fittings, lighting fixtures and selected kitchen equipment.
کراچی | ری نیوز پاکستان اے بی ایس ڈویلپر نے ڈی ایچ اے سٹی کراچی میں زیر تعمیر برج قائد کی رہائشی یونٹس کیلئے بکنگ کھول دی ہے۔ 941 فٹ بلند اور 82 منزلہ یہ منصوبہ رہائشی اپارٹمنٹس، کارپوریٹ دفاتر اور ریٹیل سپیسز پر مشتمل ہے اور ڈویلپر کے مطابق پاکستان کا بلند ترین ٹاور ہوگا۔ منصوبے کیلئے ڈی ایچ اے سٹی کراچی اور اے بی ایس ڈویلپر کے درمیان باضابطہ معاہدہ مئی 2026 میں ہوا تھا، جبکہ منصوبے کی تکمیل کیلئے تقریباً چھ سال کی ٹائم لائن مقرر کی گئی ہے۔ اے بی ایس ڈویلپر کے موجودہ آفیشل پیمنٹ شیڈول کے مطابق رہائشی اپارٹمنٹس کی قیمت 26,999 روپے فی مربع فٹ سے شروع ہوتی ہے۔ 660 مربع فٹ کے ایک بیڈ اپارٹمنٹ کی مجموعی قیمت تقریباً 1.78 کروڑ روپے ہے، جس کیلئے 27 لاکھ روپے ڈاؤن پیمنٹ کے بعد 23 سہ ماہی اقساط ادا کرنا ہوں گی، جبکہ آخری رقم ہینڈ اوور کے وقت واجب الادا ہوگی۔ بڑے یونٹس میں 5,315 مربع فٹ کا چار بیڈ اپارٹمنٹ تقریباً 14.35 کروڑ روپے میں درج ہے، جس کی ڈاؤن پیمنٹ 2.15 کروڑ روپے ہے۔ موجودہ شیڈول کے مطابق سہ ماہی اقساط کا آغاز اکتوبر 2026 سے ہوگا۔ برج قائد میں کارپوریٹ دفاتر 55 ہزار روپے فی مربع فٹ کے حساب سے پیش کیے جا رہے ہیں۔ اس حساب سے 400 مربع فٹ دفتر کی مجموعی قیمت 2.2 کروڑ روپے جبکہ 1,000 مربع فٹ دفتر کی قیمت 5.5 کروڑ روپے بنتی ہے۔ پراجیکٹ کے پیمنٹ شیڈول کے مطابق لوکیشن اور کیٹیگری کے حساب سے اضافی پریمیم بھی لاگو ہوگا۔ سنگل کیٹیگری پر 10 فیصد، ڈبل کیٹیگری پر 15 فیصد اور ٹرپل کیٹیگری پر 20 فیصد اضافی چارج رکھا گیا ہے، جس میں کارنر، بلیوارڈ فیسنگ اور ویسٹ اوپن پوزیشنز شامل ہیں۔ ڈویلپر کے مطابق اپارٹمنٹس کو صرف بیئر شیل کے طور پر ہینڈ اوور نہیں کیا جائے گا بلکہ فلور ٹائلز، وال پینٹ، دروازے، وارڈروبس، کچن کیبنٹس، کاؤنٹر ٹاپ، سینٹری فٹنگز، لائٹنگ اور منتخب کچن آلات سمیت متعدد فٹنگز شامل ہوں گی۔

The Naya Nazimabad Apartment REIT (NNAR) provides investors an opportunity to participate in large scale residential property developments without directly purchasing an apartment, plot or building. Instead, investors purchase units representing ownership stakes in a professionally managed portfolio of real estate projects. According to the scheme manager, the book building process generated strong demand, with the issue reaching the upper price limit of Rs23 per unit, representing a 28 percent increase from the initial floor price. The offering successfully raised Rs1 billion in equity. Following the successful completion of the book-building process, the general public subscription phase was scheduled for September 7 and 8. The public portion represents 25 percent of the total offering, while the remaining 75 percent was allocated through the book building process. Arif Habib Dolmen REIT Management Limited manages NNAR, with Arif Habib Limited serving as the lead manager. “The overwhelming response to Naya Nazimabad Apartments REIT reflects the confidence investors have placed in this offering,” Shahid Ali Habib, Chief Executive Officer of Arif Habib Limited, said. He added that the eight-times oversubscription and demand at the upper price ceiling highlight the potential of well structured real estate investment products in Pakistan. Pakistan has been focusing on expanding its Islamic capital market as part of efforts to promote Shariah compliant financial products. Official data shows that Islamic banking assets reached Rs14.47 trillion by the end of 2025, representing 22.9 percent of Pakistan’s total banking assets. The development of Shariah compliant investment products has gained further importance following Pakistan’s constitutional requirement to eliminate interest based financial practices by the end of 2027. Unlike traditional rental property funds, NNAR is a developmental real estate investment trust. Its underlying projects focus on developing residential properties for sale, with proceeds and gains generated through these projects benefiting investors and unit holders. For Pakistan, where real estate has traditionally remained a major destination for household savings, REITs provide investors exposure to the property sector without requiring the capital needed to purchase an entire property. The stock market listing of such investment products also provides investors with greater liquidity, allowing them to buy and sell units compared with direct ownership of property. The NNAR structure follows Islamic financial principles, ensuring that investments and financing activities avoid interest based transactions and other prohibited activities under Shariah guidelines. According to the scheme details, NNAR holds three real estate portfolios across Karachi and Lahore with a combined assessed value of approximately Rs20.46 billion as of April 2026. Arif Habib Dolmen REIT Management Limited said the successful book building process strengthens the role of REITs in expanding access to real estate as an investment category and supporting the development of Pakistan’s capital markets.

Karachi | ReNews Pakistan Changing global market conditions and increasing regional uncertainty have encouraged some Pakistani investors to move part of their investments from Dubai’s property market towards Pakistan, particularly Karachi’s luxury residential sector. According to real estate investors and developers, some Pakistanis with property assets in Dubai are reassessing their investment portfolios and showing interest in transferring a portion of their funds into Pakistan’s premium residential market. Reports indicate that global tensions and changing investment patterns have affected sentiment in Dubai’s property market. Analysts believe some investors are focusing on diversifying their assets across different markets to manage potential risks. In Pakistan, Karachi’s Defence Housing Authority (DHA), luxury apartments, high-rise developments and premium housing projects are emerging as key areas attracting investor attention. Mohammed Hassan Bakshi, Chairman of the Association of Builders and Developers of Pakistan (ABAD), said some Pakistani investors were selling or waiting to liquidate Dubai assets and shifting part of their investments into high-end residential projects in Karachi. He said regional conflict and uncertainty had encouraged some investors to consider moving their funds back to Pakistan. The ABAD Chairman said some proceeds from overseas asset sales could potentially be entering Pakistan through remittance channels or Roshan Digital Accounts (RDA), but official data does not identify the original source of these funds or their final use. Zafar Sultan Paracha, Secretary General of the Exchange Companies Association of Pakistan, said the regional conflict may have contributed to higher inflows, but increasing remittances cannot be considered evidence of large-scale investment repatriation. Speaking to Arab News, he said: “We cannot determine how much of the money sent by overseas Pakistanis is for household expenses and how much represents investment value.” He added: “Overall, we can say that the current circumstances, particularly the war situation, have supported our remittances. People who previously considered their money safer outside Pakistan now consider it safer within Pakistan.” Mohammed Hassan Bakshi said increased demand had contributed to rising property prices in some of Karachi’s most expensive residential areas. He said: “A plot that was selling for Rs400 million before February is now fetching Rs600 million in Defence Housing Authority (DHA).” However, no independent transaction data is available to verify the scale of the price increase or determine how much of it was driven by returning overseas funds. Muhammad Waqas Ghani, Head of Research at JS Global Capital, said Pakistan’s remittance growth has been broad-based and partly reflects increased use of formal foreign exchange channels. He said: “Some precautionary transfers may have taken place due to the situation in the Gulf region, but overall, Pakistan’s remittance figures remain strong.” Experts note that the trend should be viewed as portfolio adjustment rather than a large-scale withdrawal from Dubai. Some investors are maintaining part of their overseas assets while redirecting a portion of their investments into the local market. During this period, Pakistan also recorded growth in foreign inflows. According to State Bank of Pakistan data, remittances from the United Arab Emirates increased by approximately 13% to $5.55 billion between February and August, equivalent to around PKR 1.55 trillion. In May alone, UAE remittances increased by 36% to $1.01 billion, equal to nearly PKR 283 billion. Real estate experts say that although not all remittance flows can be directly linked to property investment, changing global conditions are creating new opportunities for Pakistan’s real estate sector. Growing interest in Karachi’s luxury property market indicates that Pakistani investors are reassessing long term investment opportunities within the domestic real estate sector.
کراچی | ری نیوز پاکستان عالمی مارکیٹ کے بدلتے حالات اور خطے میں بڑھتی غیر یقینی صورتحال کے باعث بعض پاکستانی سرمایہ کار دبئی کی پراپرٹی مارکیٹ سے سرمایہ نکال کر پاکستان، خصوصاً کراچی کی لگژری رہائشی مارکیٹ میں منتقل کر رہے ہیں۔ رئیل اسٹیٹ سرمایہ کاروں اور ڈویلپرز کے مطابق دبئی میں موجود کچھ پاکستانی سرمایہ کار اپنے اثاثوں کا دوبارہ جائزہ لے رہے ہیں اور سرمایہ کاری کے ایک حصے کو پاکستان کی اعلیٰ معیار کی رہائشی پراپرٹی میں منتقل کرنے میں دلچسپی ظاہر کر رہے ہیں۔ رپورٹس کے مطابق عالمی کشیدگی اور سرمایہ کاری کے بدلتے رجحانات نے دبئی کی پراپرٹی مارکیٹ پر بھی اثرات مرتب کیے ہیں۔ بعض تجزیہ کاروں کے مطابق سرمایہ کار اب اپنے اثاثوں کو مختلف مارکیٹس میں تقسیم کرنے پر توجہ دے رہے ہیں تاکہ خطرات کو کم کیا جا سکے۔ پاکستان میں کراچی کا ڈیفنس ہاؤسنگ اتھارٹی (DHA) علاقہ، لگژری اپارٹمنٹس، بلند و بالا رہائشی منصوبے اور اعلیٰ معیار کی ہاؤسنگ اسکیمیں سرمایہ کاروں کی توجہ کا مرکز بن رہی ہیں۔ ایسوسی ایشن آف بلڈرز اینڈ ڈویلپرز آف پاکستان (ABAD) کے چیئرمین محمد حسن بخشی کے مطابق بعض پاکستانی سرمایہ کار دبئی کے اثاثوں کو فروخت کرنے یا لیکویڈیٹ کرنے کے بعد اپنی سرمایہ کاری کا ایک حصہ کراچی کے ہائی اینڈ رہائشی منصوبوں میں منتقل کر رہے ہیں۔ ان کا کہنا ہے کہ خطے میں جنگ اور غیر یقینی صورتحال کے باعث کچھ سرمایہ کار اپنے فنڈز کو پاکستان منتقل کرنے کے امکانات کا جائزہ لے رہے ہیں۔ چیئرمین آباد نے کہا کہ بیرون ملک اثاثوں کی فروخت سے حاصل ہونے والی کچھ رقوم ممکنہ طور پر ترسیلات زر یا روشن ڈیجیٹل اکاؤنٹس (RDA) کے ذریعے پاکستان آ رہی ہوں، تاہم سرکاری اعداد و شمار سے یہ واضح نہیں ہوتا کہ یہ رقم اصل میں کہاں سے آئی اور اسے کس مقصد کے لیے استعمال کیا گیا۔ ایکسچینج کمپنیز ایسوسی ایشن آف پاکستان کے سیکریٹری جنرل ظفر سلطان پراچہ نے کہا کہ جنگی صورتحال نے ممکنہ طور پر بیرون ملک سے آنے والی رقوم میں اضافے میں کردار ادا کیا ہے، تاہم بڑھتی ہوئی ترسیلات زر کو بڑے پیمانے پر سرمایہ پاکستان واپس آنے کا ثبوت قرار نہیں دیا جا سکتا۔ انہوں نے عرب نیوز سے گفتگو کرتے ہوئے کہا، "ہم یہ نہیں بتا سکتے کہ اوورسیز پاکستانیوں کی جانب سے بھیجی جانے والی رقم میں سے کتنی رقم وہ اپنے گھریلو اخراجات کے لیے بھیجتے ہیں اور کتنی رقم سرمایہ کاری کی مد میں ہوتی ہے۔" انہوں نے مزید کہا، "مجموعی طور پر ہم یہ کہہ سکتے ہیں کہ موجودہ حالات، خصوصاً جنگی صورتحال، نے ہماری ترسیلات زر کو سہارا دیا ہے۔ جو لوگ پہلے اپنے پیسے کو پاکستان سے باہر محفوظ سمجھتے تھے، اب وہ اسے پاکستان میں زیادہ محفوظ تصور کر رہے ہیں۔" محمد حسن بخشی نے کہا کہ بڑھتی ہوئی طلب کے باعث کراچی کے بعض مہنگے رہائشی علاقوں میں پراپرٹی کی قیمتوں میں اضافہ دیکھا گیا ہے۔ انہوں نے بتایا، "فروری سے پہلے جو پلاٹ 40 کروڑ روپے میں فروخت ہوتا تھا، اب ڈیفنس ہاؤسنگ اتھارٹی (DHA) میں وہی پلاٹ 60 کروڑ روپے تک قیمت حاصل کر رہا ہے۔" تاہم قیمتوں میں اس اضافے کے حجم کی تصدیق یا یہ معلوم کرنے کے لیے کہ اس میں بیرون ملک سے واپس آنے والی رقوم کا کتنا کردار ہے، کوئی آزاد لین دین کا ڈیٹا دستیاب نہیں ہے۔ جے ایس گلوبل کیپیٹل کے شعبہ تحقیق کے سربراہ محمد وقاص غنی نے کہا کہ پاکستان میں ترسیلات زر میں اضافہ وسیع بنیادوں پر ہوا ہے اور اس کی ایک وجہ زرمبادلہ کے رسمی ذرائع کا بڑھتا ہوا استعمال بھی ہے۔ انہوں نے کہا،خلیجی خطے کی صورتحال کے باعث کچھ احتیاطی بنیادوں پر رقوم کی منتقلی ہوئی ہو سکتی ہے، تاہم مجموعی طور پر پاکستان کی ترسیلات زر کے اعداد و شمار مضبوط ہیں۔ دوسری جانب ماہرین کا کہنا ہے کہ اس رجحان کو دبئی سے بڑے پیمانے پر سرمایہ نکلنے کے بجائے سرمایہ کاری کے پورٹ فولیو میں توازن پیدا کرنے کے طور پر دیکھا جا رہا ہے۔ بعض سرمایہ کار اپنے بیرون ملک اثاثوں کا ایک حصہ برقرار رکھتے ہوئے کچھ سرمایہ مقامی مارکیٹ میں منتقل کر رہے ہیں۔ اس دوران پاکستان میں بیرون ملک سے آنے والی رقوم میں بھی اضافہ ریکارڈ کیا گیا ہے۔ اسٹیٹ بینک آف پاکستان کے مطابق فروری سے اگست کے دوران متحدہ عرب امارات سے آنے والی ترسیلات زر تقریباً 13 فیصد اضافے کے ساتھ 5.55 ارب ڈالر رہیں، جو پاکستانی کرنسی میں تقریباً 1.55 کھرب روپے بنتی ہیں۔ صرف مئی میں متحدہ عرب امارات سے ترسیلات زر 36 فیصد اضافے کے ساتھ 1.01 ارب ڈالر رہیں، جو تقریباً 283 ارب روپے کے برابر ہیں۔ رئیل اسٹیٹ ماہرین کے مطابق اگرچہ تمام ترسیلات زر کو پراپرٹی سرمایہ کاری سے منسلک نہیں کیا جا سکتا، تاہم بدلتے عالمی حالات پاکستانی رئیل اسٹیٹ مارکیٹ کے لیے نئے مواقع پیدا کر رہے ہیں۔ کراچی کی لگژری پراپرٹی مارکیٹ میں بڑھتی دلچسپی اس بات کی نشاندہی کرتی ہے کہ پاکستانی سرمایہ کار مقامی مارکیٹ میں طویل مدتی سرمایہ کاری کے امکانات کو دوبارہ دیکھ رہے ہیں۔
